Tips For Selling A Home In Any Market
I find that the best way to find people to buy my home is to sell it myself. As an investor I have a lot of experience buying and selling homes, so I "know the drill," as they say. I have a plan of action and generally set that plan in action as soon as I have a home ready to show.
One thing I've learned over the years is never, and I repeat, NEVER show the home until all the remodeling and clean-up work is done. Although other investors and interior decorators, people who are in the business of buying and selling homes like me can certainly see the potential in an unfinished, unkempt property, most buyers cannot. It's a big mistake to agree to a showing just because people seem eager to buy my home right away. More times than not it will be a waste of time showing the home before it's ready.
So, once it's all set, I run a classified ad in the newspaper and post ads in the online classifieds in the area. Just those two types of ads usually bring in plenty of calls because the way I write my ads is unique. People who know me can identify my ads in the real estate classifieds because they are much longer ads that include a lot of detail. I've discovered that it pays to spend the additional money for more space in the newspaper classifieds and to take time to post several photos along with online classified ads. Photos sell homes. Photos make people want to buy my home, and when I cannot use photos, such as in the newspaper and in the shopper, I just have to write a longer, more detailed ad to paint a word picture. It's all about creating a picture in the mind of the prospective buyer.
Giving detailed descriptions of garage storage shelving and overhead storage capacity gets men's attention, and the same goes for the kitchen and laundry room which appeals to women. We all like a nice living room, but we get more excited about convenience and storage in the long run. I've seen it time after time, so take it from me, long descriptive ads will work for you, too. To find the perfect couple to buy my home I usually take a walk through the home with a pad of paper and actually take some notes to refresh my memory when I write the ads. It's a good system that works for me, so give it a try when you have a home for sale.
