The Top Reasons a Home Will Not Sell Fast or For a Good Price
If times get tough and you need to sell a house, do you know what to do? People often ask me about selling houses because I have bought and sold hundreds of houses over the years. You don't have to be an expert to sell a house, and you don't have to be a real estate agent. You simply have to know that there is a job to be done and decide that you are going to do it. That means you need a plan. To get started, you need to get out a pen and a pad of paper and write down all the reasons you need to sell a house. Maybe you inherited one and don't need it.
Maybe you just need to sell your own home and move away. Look at the reasons you write, and then read them out loud to yourself in the mirror. Look up at yourself like you'd look out at a TV audience if you were a news person, and really pay attention to yourself and the serious news you're giving yourself. You have to be serious to sell a home in the present marketplace, and the first person you have to convince is yourself!
Then you need to make another list, this is the hard one. You need to write down everything you are willing to do in order to sell a house yourself. Yes, you. Can you run an ad? Can you clean up and show the house yourself? (I mean clean up the house of course, because I'm assuming you've already got yourself cleaned up for the occasion!) Can you talk to your neighbors and everyone you meet at the grocery store and ask them if they know someone who needs a house in your neighborhood? Of course you can do these things. They are not difficult to accomplish. The problem is that most people just want to pay somebody else to do the work, right?
It takes confidence and courage to talk to your neighbors and to talk to strangers when you need to sell. Have you got what it takes? If so, then just do it! If not, then go to what I call "Plan B", which means hire a real estate broker to help you do the work to sell a house. Plan B means you decide to delegate part of the responsibility of selling your home. First, you interview at least three real estate brokers. You are hiring a person to do part of your job so you want the right person for the job.
You need to find a person who is not only skilled and willing to promise you to do the job of selling your house, but who is committed to doing the job for you. Willingness and commitment are not the same thing. Commitment means that a broker is willing to sign a list of activities that he or she will pursue on your behalf. That means making a promise and keeping it!
