1) Use the equity to borrow against and buy more properties Using equity effectively is the key way to be able to attain multiple properties and build an effective portfolio. It is all about using equity to borrow, buying more properties, then continuing this strategy once again and repeating it to continue to buy and build your portfolio.
2) Renovate and sellor rent This allows you to keep rolling your cash on to the next project. Building wealth through property investment is all about income generation. It is about gaining more money and using that money to work – to invest in other money-generating investments that will allow you to increase your investment portfolio. Once a property is renovated, you can either flick (sell) and use the capital gains to buy and renovate the next property, or alternatively, you can buy, renovate and hold. Renting out to someone, allows you to still have that source of income and to earn more money that can be re-invested into future property projects.
3) Get your snowball rolling. The more you roll it, the larger the snowball gets and the same is the case for your wealth and property portfolio. The more money you have the easier it is to make. The key is to get started earlier, and launch your snowball promptly, before the snow melts away. If you invest while you are young, you get instantly 10 steps ahead of most others in the game. If you are late onto the scene, it is still better late than never! If you have a partner and a double income, this can create effective opportunities. You can build quickly if you have a set plan and strategy, and your double income will help to speed the process.
4) Expand and diversify your strategies Mix up with renovations up with buying off the plan, building, subdividing, buying on option, vendor financing, syndicates, joint ventures, commercial and also test out new options, then work with what works best for you. This allows you to explore different strategies and learn from each. It also diversifies your portfolio to an extent, which mitigates risk. And lastly, it allows you to eventually specialize in a particular area once you are set and have found your niche.
5) Study Simple and nerdy, but always effective. Listen to audios and go through books on the subject, attend seminars, watch, her and learn from others. Also having a mentor and talking to people who have done it before will do you a world of good. And lastly take massive action. Don’t just study, act. You won’t get anywhere simply perched on the fence. Rather, make a plan, take action on it, test it, tweak it and perfect it.
