Remodeling Ideas for 2010: Asheville NC Real Estate

by Nora Hall

New construction almost halted in some regions in 2009 and the real estate market slowed across the nation. The buyer's market made inspired some homeowners to think more about remodeling and improving the value of their property. Some of the best ways to increase value and attract home buyers are property upgrades and renovation. Though some standard upgrades are sure to produce a result, many of the remodeling trends for 2010 are unexpected and surprising.

Trend 1: Money Considerations Equal Practical Real Estate Renovations

Most homebuyers and sellers know money is of great concern when it comes to closing a successful real estate transaction. The recent Remodeling Cost VS. Value Report for 2009-10 shows a return to practical, basic renovations. In an article about the report, writer Sal Alfano observes that, "Since the peak year of 2005, exterior replacement projects have migrated to the top of the rankings; again this year they occupy seven of the top 10 spots in terms of cost recouped." "One reason, of course, is that curb appeal has a strong effect on prospective buyers," he continues, "Another has to do with cost. Replacements are among the least expensive projects surveyed ? all seven in the top 10 are less than $15,000 in size, and the new entry door replacement project that earned the top ranking also happens to be the least-expensive improvement on the list." Trend #2: A Home's Curb Appeal Still Increases Property Value

Curb appeal has always been an important consideration for homebuyers, regardless of the price range. According to the Remodeling Cost VS. Value 2009-10 Report, 7 out of 10 of the top renovation projects happen outside the home. (2) Exterior renovations are commonly less expensive, which makes them cost effective and practical. You'll make a great first impression with potential buyers by focusing on curb appeal. Consider small details such as replacing the front door, touching up the paint, adding better plants to your landscape, and fixing your walkway.

Trend #3: Attic and Basement Renovations Achieve Real Estate Popularity

One way to increase the worth of a home or property is to increase the amount of livable space. A great way to do this is to remodel an attic or basement into a bonus room or extra bedroom.  The 2009-2010 Remodeling Cost VS. Value Report lists the Attic Bedroom and the Basement Remodel as two of the most popular mid range projects. (3)

Trend #4: Kitchens and Bathrooms Never Go Out of Style as Valuable Real Estate Renovations

Kitchens and bathrooms are always a selling point for homeowners. Even small changes such as a shower upgrade or upgraded appliances can be a nice touch. A coat of paint, new shower curtain and new sink are simple ways to give an old bathroom new life.

Trend #5: In Asheville NC Buy a Back Up Generator or Put in a Wood Stove in Case of Winter Emergencies

Asheville, NC and all of the Western North Carolina experienced a storm right before the 2009 Christmas holiday that left approximately 2 feet of unexpected snow on the mountains. In some parts of Asheville and the surrounding areas electricity was unavailable for 2 to 5 days or more. The value of making a home more self-sustainable has become a common goal for many homeowners. Going beyond curb appeal, the addition of a wood stove or back up generator serves a practical purpose and is a worthwhile investment.

Other Innovative Real Estate Remodeling Ideas

In addition to these great real estate upgrade and renovation ideas there are plenty of other possible remodeling plans to consider when it comes to selling mountain real estate. Add a sunroom or home office, remodel or upgrade the garage, replace siding and improve the home's overall efficiency. These things are key to the success of any seller's real estate transaction: make a great first impression and invest in remodeling projects that add real value for the homebuyer.
