For many homeowners who are putting the for sale sign in their front yard, they are eagerly anticipating a quick home sale and the dollar figures that come along with such a hefty financial transaction. What they fail to realize is that they may posting the sign too soon if they have rushed through the sprucing and staging work for their house. Even if your home is in all around good condition, there are a few issues that may be making your home difficult to sell. Kitchen And Bath Need To Be Well Cleaned

You might have cleaned up the other rooms but you have to make sure you pay particular attention to the kitchen and bathroom because those are the rooms that make the biggest impact on most people. These areas need to be immaculately clean. Even if they aren't conscious of it most homes buyers will judge the entire house by what they see in the kitchen sink and the bathroom tile, and rings around the toilet and bathtubs are especially important. Get The Basic Repairs Done

Home buyers are usually looking for homes that are move in ready, and they are not looking to do the work themselves, other then maybe painting the walls a specific color. Due to their lack of knowledge of your home they will be on high alert for anything that may show that the major repairs have not been done. Things like a stain on the ceiling that you know it was just one of your kids that threw something up there but the buyer will think it is a bad roof that is leaking and has stained the ceiling. Or the crack on the wall that you know was damaged while moving furniture last weekend but the buyer will see it as signs of structural damage. Make sure you fix everything from cracks on the wall to the leaking faucet in the kitchen.

Get Rid Of Odor

It is one thing for the house to smell like fresh baked cookies coming down the hallway. It is a whole different issue when it is a foul odor that will definitely shorten the showing or maybe even scare off a buyer entirely, because maybe it show some greater problem. You may not even notice the smell yourself so sometimes it is a good idea to have someone come by that is not used to your house to tell you if there are any smells that you need to worry about. Some common odors would be pet dander, smoke, or garbage. If any of the rooms smell damp they should be totally inspected for any signs of water damage. Do not try to just mask the odors because there is almost always a stuffy, stale quality about them which will make is hard to breath and will make most buyers skeptical about the deeper potential problems with the home.

An Overgrown Yard

A lack of curb appeal will make a house less likely to be sold quickly. Unlike some other problems with the house an overgrown yard or bushes is something that is easily correctable so make sure you take the time to clean up the yard. Make sure the yard is cut and it is free of toys and other household goods. You never want the bushes to hide any of the doorways into the home, and make sure you clean the debris off the roof and out of the gutters. You don't want people to walk away thinking your house is a haunted house or that maybe the roof is damaged by some of the debris that is on the roof.

In conclusion, even if the repairs or the updates are small, you want buyers to imagine a comfortable picture of their future in your home rather than impending damage and repair issues. Staging and presentation is an important step to selling a house quickly.
