How To Advertise That You Are Selling Your Home

by Melissa Gifford

A proper advertising plan is very important if you are trying to sell your house quickly. How else is someone going to know where you are and when your house is open and ready to visit? Anyone looking to sell a house fast, and for the most money, should start by laying out an effective marketing plan that will help their home stand out from all of the other competing homes in the area.

When preparing to advertise your home it is important to gather all the important advertising details that buyers are interested in. You only have a limited amount of time to capture a buyer's attention and make a good impression through your ad and you don't want to waste it on irrelevant information that will not get buyers to look at your home. The most important things that will go into your ad are the location of the home, number of rooms, square footage, if it is located near a public place (school, park, etc) details about the appliances, and details about the neighbor hood.

The best way to sell your house is to advertise in a way that is popular and relevant for the times we are currently in. People who buy houses are no longer riding around with an agent looking for home that have "For Sale" signs stuck in the front lawn. Magazine, direct mail, and newspaper advertising are losing popularity as well, so do not waste money on these avenues. Most potential buyers start their home search on the internet. Popular sites for advertising a home for sale are realtor.com, craigslist.com, fsbo.com, ibuyhouses.com, zillow.com and other sites that let a homeowner create a free advertisement and post it on the website.

A well written description should be both effective as well as honest. You should not mislead people, however it is a good idea to use certain terms to smooth out some of the rough edges of the home. You could use terms like 'needs TLC', 'fixer upper', or 'handyman special if your home needs a little bit of work.

Your descriptions should only include facts, and if you are unsure about something like the square footage you should not quote an exact number because if you are shown to be incorrect you could potential lose the buyer. Use general terms like spacious, large, or ample square footage.

Using descriptive words in your ad can help create an image of your home in the minds of potential buyers and help them imagine living in your home. Include details like the way the home was designed, if you have any entertainment areas, or if you have made any upgrades or have any special amenities that can set you apart from other homes in the area. If you have a large kitchen make sure you describe it in the ad. If you have a theater room make sure you talk about it in the ad. Keep in mind that you are selling your home and you need to make a great first impression with your advertisement.

If addition to these things make sure that any pictures you have are clear and done with proper lighting using a good camera. Also make sure you put the sale price as well as your contact information into the ad. Surprisingly many people forget these very important pieces of information which will cause anyone who buys houses to just skip paste your and not think twice about it.

The last thing to keep in mind is make sure you use a good headline that will grab the attention of the reader. Just saying you have a home for sale is not enough and does not allow the buyer to get a picture of the house. Say something like 'Magnificent Dream Home' or 'Gorgeous Split-Level With A Pool' are good title that will help your ad stand out from all of the other boring ads on the site.

If you follow these tips you will ensure that your home stands out from the other homes in the area. Once you have a good ad made up make sure that you keep using it on numerous sites which will increase the chance of selling your home.
