Important concepts to consider when buying a home in Temecula Valley.
Purchasing a Menifee or Wildomar home in a buyer's marketplace can be the ideal time to find the family homes of your dreams. There is tons of competition for buyers and the number of listings is fantastic. With such a significant choice of listings, the first and biggest step is to not look at all the homes until you have thoroughly examined the location issue. As they say, the three most components in real estate are: location, location, location. In a buyer's market that is very important to keep in mind. So you need to make sure you start your Temecula Valley house search in the right way or you are apt to get distracted. The reason for this is very understandable. In today's market your house choices in Temecula, Murrieta, Menifee, Wildomar and the surrounding areas can be pretty much unlimited. There are literally hundreds of listings vying and you can't concentrate on just the listings. If you do that, you will get lost in the options and not have the helicopter view necessary. You need to step back and narrow things by looking at different areas, commutes, schools, and quality of living first. If you went into a bakery and saw thousands of pastries to choose from, it would be very hard to decide. But if you narrowed it down to a specific bread variety, then you already have a major concentration and now can sample each one available until you find the best one.
For instance, some recent clients examined the Temecula communities of Harveston, Paseo Del Sol, RedHawk, Paloma Del Sol, and Vintage Hills. They also visited the north Murrieta communities of Bear Creek, West Murrieta, Montserrat, and Greer Ranch. They then examined school quality, home tax rate, neighborhood facilities and commute. These were the main factors and in that order.
Unlike other places in Southern California, listings within the Temecula Valley tend to be new and are close in comparison since the home construction rush during 2000 to 2006. The same constructionn companies that built homes in south Temecula also built houses in east and north Murrieta or French Valley. The big differential is location of community.
My clients examined all these areas and decided that Morgan Hill in south Temecula was the perfect fit. It had high ranked schools in walking distance, community parks and facilities, low tax rates of 1.25%, and the drive was acceptable. Once that was decided we worked at locating the listings that ideally fit their needs.
In all, there were over 20 houses to compare against each other. My clients and I started looking and eventually reduced that list down to 4-5 listings of the identical model match of home. We then were able to reduce the deal and compare the listings directly against each other. The end result was my clients got a great bargain on a home because they shopped the right way in a buyer's market.
The critical aspect here is to make sure you are looking at the Temecula Real Estate market correctly to benefit your plans and shopping the market the right way. Don't purchase just the best home, find the best home in the best community for your plans. Making the smart purchase will offer your family a much greater enjoyment of your house and area and it will protect your investment as well. I always say to my clients that they represent the real estate marketplace of today and tomorrow. What they highly value will also be appreciated to other buyers and thus their excellent choice will appreciate more in up real estate markets and hold its long term valuation during a rough market.
