Extension Over Garage

Building a room above the garage is becoming an increasingly popular way of getting rid of dead space, and adding much needed room to a house. The property market is down in the dumps at the minute, so by adding this room, converting a loft or getting an ensuite you can create the necessary space.

Often a garage just gets used for storage space, it can be so much more than that. This could be turned into a functioning room, but many people prefer to build upwards. Value and space added to a property are two things you could wish for, and two things you could get by using that dead space above the garage.

In many ways, this is how to add the most value to a property. However, consideration needs to be taken regarding things like:

- Permission - Don't forget that when remodelling the home you need to speak to local authorities to get the required permit. This isn't always the case, but with a room above the garage it's more than likely.

- Garage ceiling - Double check how good the garage ceiling is. Garages are often built without the thought of something going on top, double check the strength of the roof. Make sure that joists are reinforced and up to code. Some garages need the addition of a lead-bearing wall to support the weight that is to come.

- Stairway - You need to know where the stairway leading up to the room will go. It's possible that keeping it inside the garage will cut your house space; so many apartments above the garage have outside entrances.

- Plumbing and mechanics - You are bound to have some idea as to what sort of fixtures you would like in that room, and garages tend to not be equipped with the sufficient plumbing. Is this an expense that you want to add to the renovation?

- Fire safety - Sometimes, garages aren't fire safe either and this can be a huge issue. With only one exit, and sometimes flammable substances in the garage, it is worth checking the codes for this.

- Windows - Skylights for natural light and proper windows should be installed in the room. Sometimes, there are dormers already available, so don't be afraid to use these.

- Weight - Whilst it's said to just finish the room like any other living space, you should always try to keep the excess weight to a minimum. Unnecessary objects like waterbeds and fireplaces shouldn't be used.
