Selling My Home On The Internet

I have a lot of friends who are real estate agents, and I often list my homes for sale with agents as well. So, nothing I'm about to say in this article is directed towards agents as a group, but only towards some general situations in my experience. What I want to say is this- if you want to sell your home online you're better off to sell it yourself than listing it with an agent.

I can imagine that a lot of people are going to disagree with my reasoning here, and of course we're all entitled to our own opinions; that's only fair. But I have observed an interesting phenomenon which only has one explanation as far as I can see, so let me explain it to you now.

If you are not familiar with Craigslist.com, just know that when you post a home for sale in a particular geographic area, you also have to indicate whether the home is being sold by "owner" or " broker." There is no alternative, there are only two choices. So, real estate licensees have to select "broker" on their postings. And, in my personal experience, when people are shopping for a home on Craigslist it's because they do not want to work with a broker or an agent. They want to buy from a homeowner, and so they often ignore the listings by brokers. You have an advantage when you want to sell your home online.

I've received thousands of calls over the years from my postings of homes by "owner" online. Eventually I began to ask callers why they chose to call me, and that's when I became aware of the tendency to avoid calling brokers who post listings online. I would say that the main reason buyers choose to avoid calling on postings by brokers is because they expect the price will be higher than a home posted by the owner. This conclusion may be completely incorrect of course, because brokers have to substantiate their listing prices, and they don't want to over-price a property, especially in the current marketplace.

But, right or wrong, the environment tends to favor you, the seller, if you want to sell your home online. This is true in other online classified ad forums as well, so you can take my advice to heart and make an informed decision if you're think you want to sell your home online. You have a better chance of getting calls, which is the first step to getting your buyer, and you should give that very serious consideration as you make your decisions about marketing your home.
