How to Attract Private Lenders Using Free Reports and Multiple Contacts

The next way to market yourself as a real estate investor to potential private lenders is free reports. I think it is absolutely imperative that you have some sort of free report or free information. In the presentation kit there are two or three different things that you can modify or altered to be a free report. You can also create your own free report.

What you have to do is provide some information to the person asking you for information. You've got to provide some information about the program, but not enough that you give everything away. Hopefully they will then call you for some additional information or attend one of your seminars.

Spend Some Time Developing a Free Report

It's important that you spend some time in developing a free report. My free report was eight or nine pages. It also has a cover letter on top of it. That cover letter explains who I am and how we met or is an introduction to each other. You're refreshing their mind how the initial connection went.

That free report would go out to that individual. I would then wait a week to 10 days - maybe even less in some cases - and then follow up with a phone call or potentially an email. In some respect you need to follow up.

Private Lenders Need Multiple Connections

Again, private lending will take anywhere from 5, 10 or even 15 connections with that individual before they give you their money. You need to develop that relationship on each and every connection.

The first one may be a postcard. Then a phone call. Then you send them a free report - that's number three. Then they call you back - that's the fourth contact. Then maybe you send something else - that's the fifth contact. Maybe then you have a breakfast meeting and that's the sixth contact.

You can see what's happening here. You might have 5, 10 or 15 contacts before you can really find out if they are a serious individual in terms of investing in your business.

A free report is only one component of your real estate investing marketing plan and you should use it as a tool which is combined with the other marketing tools we have discussed to attract potential private lenders. Although it takes some time to develop, a free report should clearly demonstrate your expertise in real estate investment which will prompt the person to contact you for further details and information.
