On Home Inspections

by Christa Johansson

If you're planning to buy a home real soon, you shouldn't be blinded about the beauty of the house during the day or the first time you've seen it. Yes, the style of the house and the way it was built are things to consider too, but you have to look at the house thoroughly before you decide to take it. Some people make the mistake of purchasing a house without inspecting it first. It is necessary that you hire a professional inspector to do this for you so that you would know if the house is worth buying or not. This would also give you a heads up about the repairs you would have to pour money on if you do end up purchasing the home. Here's a list of some of the parts you have to inspect in a house:

1. Bathroom This is one of the most important things you should check. The bathroom is an area that is used often, which is why it should be in good condition all the time. Inspect the tiles if they are safe and slip free. Inspect the sinks if there are plumbing fixtures that need to be done. Check the toilets if they are flushing properly.

2. Kitchen This area is also often gone to by people. You have to check the sinks as well to make sure that the drain is not clogged up. Make sure that the faucet is giving out enough water and that it gives out clear water. Since there would be a lot of appliances to be used here, check if there are outlets in the room and if they are all working.

3. Air conditioner/heater Before purchasing the house, make sure that you try out the heater and air conditioner of the house. You wouldn't want to freeze during winter or perspire a lot when it's summer.

4. Outdoor appearance You should check the outside portion of the house for damages when purchasing a house. Check the roofs and gutters and make sure that they are all cleared and that they do not have to be repaired.

5. Appliances Some houses being sold come with a few appliances and fixtures. If the house you're looking at has these amenities, inspect them all and see to it that they are all working. If you notice that there's a problem with any of these appliances, speak to the owner of the house to make arrangements to either lessen the amount you would pay for the house or to have the repairs done first before you take the house.
