These Things Will Make Any Home Buyer Run From Your Home

The steps to selling a house can at times be complicated so you should not make it harder on yourself by making buyers feel uncomfortable during the process. A prospective buyer should feel the house as a welcomed place and not be disgusted when they come by to look. There are a few different things that can make a buyer just want to walk away from the house instead of sticking around your house.

Show Terrible Photos, Or None At All

People who buy houses will usually start their search by looking at online listings. Photos are your one chance online to emotionally connect with your house, and the only thing that will usually make your house stand out from the next one because other then the picture it is just mostly technical specs and a very short description. Sometimes people will even hire someone to take pictures of their house in order to help generate the highest number of buyers.

On the other end of the spectrum are buyers who list poor photos or without any photos at all. Buyers will have no qualms clicking to the next house with similar specifications if they see your page has no photos. Since buyers expect photos, a listing without one makes buyers think that you are not serious about selling your property. Almost as bad as no photos are sloppy photos that actually detract a house's attractiveness. Photos are one of the few things about the home selling process that is absolutely under your control as the homeowner, so why would you pick photos of a dirty kitchen filled with dishes, cluttered bedrooms with laundry strewn on the floor, or a front yard with a large dumpster in the driveway? But, people do it and then wonder why buyers do not feel that their house is an attractive buy.

Following buyers around as they view your property

Buyers need to be able to think about your home and what they will do with it, as well as discuss it with their spouse, or other parties involved. You might think that you are just being helpful by showing them around the house showing off the tapestries of the house, which can make for some awkward moments if these are the very things that people are thinking about removing. Regardless of if you are using a real estate agent or if you are selling your home privately, as the owners you should try to remove yourself entirely from the showing or at least step outside while they are viewing the property. Even though you might be curious as to what the buyers are thinking, the more that the people talk the more it usually means that they are thinking about what type of offer they should make on the house.

Bad Home Repairs Or Updates

When a property is listed as "newly renovated" or "recently updated" buyers or both excited and a bit anxious to see your property and what these renovations actually mean. With the popularity of flipping homes, many buyers have been burned in the past by so called renovated homes in which shoddy construction has been done for a quick profit. Thus, do not state that your home has been renovated or updated until the work has actually been completed and the craftsmanship is up to par.

Moreover, please check with your local broker about what updates will give you the most value for the work. If an update is too personal or unique and buyers do not like it, then when they purchase your property they will feel like they are paying extra for something that they will only have to remove later. Before making distinctive themed renovations, be sure that these maneuvers only add, not detract, from the homes purchase value.
