Who Are Today's Most Successful Home Sellers?

by Leo Kingston

Selling homes fast is not as common today as it was in the past. Some real estate agents and investors seemed to have a knack for moving properties at lightening speed, and their competitors and associates simply marveled at them. Of course some people just know how to network better than others, and that is really what I'm talking about here with respect to when you try to sell a home easily.

Networking with people who might be interested buyers, or people who might know interested buyers is the kingpin to success in selling homes fast. Networking still works today, even in this economy, but it's just that there are far fewer qualified homebuyers now than there were in the past. Home mortgage money is harder to get and that fact is what hampers many buyers now.

They have jobs and decent credit, but the qualifications for obtaining a mortgage are simply too restrictive and they are shut out. In many ways, it's not their fault. And it is certainly not the fault of the millions of sellers with homes on the market right now. So, what has happened to the people who were skilled at how to sell homes fast?

Well, networking is still the name of the game in selling homes. But networking has changed in many ways. Before the internet was available, most networking was done in person, by phone and by snail mail. Now that the internet takes up so much of people's time, including mobile phones with internet capability as well as text messages, networking has taken on a whole new meaning. In one way, we all have much greater capacity to connect, and to do so with far more people than ever. You might say we all have the capacity to become expert networkers in the digital age.

But that doesn't mean the new technologies are more successful than the older methods of selling homes fast, not at all. In my opinion, personal contact, which means a personal phone call or actually talking to someone in person, is still necessary for success in many situations. And selling homes fast is one of those situations that requires face-to-face interaction, because you have to be able to know what motivates a person in order to know whether a particular home will work for that person or not. I'm sorry, but an email or a quick text message just doesn't convey the same information as body language and voice inflection.

Look around and you'll see that real estate agents and investors who are selling homes fast still find ways to meet up with buyers in person, and that is the real secret to their success. They will use digital technology to make appointments, but they determine a buyer's motivation and communicate about homes with their voices on the phone and also in person. Or on Skype, that works pretty well, too. That is one way you can see and talk to buyers online when there's no way to get together in person.
