My point is that people are spending time online, lots of time. And that is where they are looking for their new house. If you want to sell a house today then you have to make sure that your house shows up online so that your prospective buyers find it right when and where they are looking for it. No, it would not. Buyers are looking on craigslist and other online classifieds, even when they are also working with real estate agents. They are spending lots of time online on their own, so that's where they need to find your house, right where they are searching. The most powerful tool you have when you want to sell a house is your own personal computer. Use it and you will find a buyer.
Waiting for your agent to find you a buyer is not necessarily a good idea. You have to be proactive and get your ads out there yourself. An agent will come in handy when it's time to negotiate the sale and move the transaction through the closing process. That's where you agent really earns his or her commission. If you are willing to put in effort finding your buyer you will be farther down the line when you want to sell a house.
