Once in a while I have some people who want to buy my home before I've completed remodeling it. Because I'm in the business of buying and selling homes I always have one or more project homes in the process of being updated and remodeled. Sometimes it's just new carpet and paint, but sometimes we go in and move walls to open up the dining area, and sometimes we complete other basic construction projects as well. There are usually a few pickup trucks parked in the driveway and along the curb in front of the house, so neighboring property owners get curious and so do their friends. That's when I might get a call or when somebody stops by to take a look at the home under construction.
My crews have all been told to ask people to give me a call and schedule an appointment when they want to buy my home. And usually the curiosity seekers will leave at that point, but not always. Some people are very determined to be the first ones in the neighborhood to see the home. So, I have developed a plan to deal with buyers who are very eager to see and buy my home. I agree to meet with them and before we go in the unfinished home I say something like this, "If you want to buy my home today the price will be lower. But we will take our tools and take out the trash and leave the rest for you to finish.
If you wait until all the work is done and your mortgage loan appraiser can look at the home in order for you to get a loan on it, then my asking price is firm." That way they know there is more work to be done and that it is costing me to complete the project, so it's going to cost them, too. It's important to make sure that nobody gets the idea that the house will cost them less because they saw it before anyone else. It doesn't work that way, but buyers who are not experienced, first-time homebuyers for example, often don't know how it works.
My point is that it's always risky to show an unfinished home because people cannot really envision how it will look when it's completed. If buyers insist on making an offer prior to completion, I insist they take it "as is" or I include a contingency on the purchase agreement that they must tour the home again and sign a letter of satisfaction upon completion. That way, there is no misunderstanding about what will be done to the home to complete it prior to closing.
