The Quickest And Easiest Way To Sell A House

by Leo Kingston

If you are giving consideration to selling a home AS IS you are also probably wondering whether you need the services of a real estate broker to help you sell your home, is that right? Listing your home with a real estate broker is not a bad idea of course, but it may be completely unnecessary under certain conditions. Depending on the current market situations, there could very well be a glut of buyers in the market. In this case, paying realtor fees may not be required.

A real estate broker performs a variety of tasks, but when you think about it, they all fit into two main categories: 1) finding a buyer, and 2) closing a sale. Brokers excel at both aspects of their job and I often use the services of real estate brokers myself in the course of buying and selling homes as a real estate investor. For most people who are looking to sell a home on the local multiple listing service, having budgeted the time for a sale transaction to occur and having budgeted the money to pay their broker, selling a home AS IS may not be a logical consideration at all. For other homeowners, it may be an ideal solution to getting a home sold.

More often than not the investor himself is the buyer, and in most cases he has a system set up to close a sale transaction in a professional manner without obligating the seller to go to the expense of using an attorney or a title company. A real estate investor who had been in business for a good length of time will have attorneys and title companies to close his transactions for him, which saves the seller a lot of time and money.

Selling a home AS IS can work for some people, but not for others. Basically, it's important to have some room to negotiate the price when you sell to an investor who offers to pay you cash for a home. It's no different than buying a vehicle for cash, really. Getting vehicles financed these days can be tricky, and the same is true for getting a mortgage on a home purchase. Buyers who formerly would have had no trouble qualifying for any loan or mortgage are finding it a lot more difficult these days. That's another reason to deal with an investor who offers to pay you cash for your home.
