What Is The Most Valuable Room In Your House?
A room with a view…to making you money!
When people are trying to sell their house, they are confronted with a huge amount of choice as to what to tackle first in terms of what will make their house the most attractive to potential buyers. They may think about doing the exterior, which might involve cleaning up the front garden or buying a pagoda. They might try to get their home listed on a million property sites so that as many potential buyers as possible will see it. But one thing is for sure, getting the inside of the house looking spot on will have the biggest effect on those that come for a viewing.

There are in fact a few rooms in a house that will make or break a sale. Here are those rooms…

Kitchen

The kitchen is very important for people, even if they don't think it is. The kitchen is the heart of any home as it is the source of food and water as if quite often the place where people congregate the most. A kitchen should be clean and bright. A dark dingy kitchen with a greasy hob and banana skins stuffed down the side of the bin will turn buyers off. By investing time cleaning and tidying, as well as fixing anything broken and increasing the level of light in the room, you will make the room much more inviting. Fresh flowers has a nice softening and adds a homely feel, as does the smell of baking bread and the staging of a table laid for dinner.

The kitchen can make or break a sale so is easily the most valuable room in your home.

Entrance/Hallway

First impressions count, and this is never truer than when people enter your home. Try entering your home as if you have never been in before and try to work out what they will see first. Is it a broken door handle? Do you have unopened mail sitting around? Has your dog left a mess behind the door?

Just like your kitchen, the first room visitors walk into should be bright and clean. Paint the walls white if possible to reflect the most light around the room and use fresh flowers or air freshener to make sure that the first smell they experience is a pleasant one.

After your kitchen, the entrance hallway is the next most important room in your home and is therefore the second most valuable.
