Is It Required To Use a Real Estate Agent To Sell Your Home?
Quite a few of my friends are real estate agents and they tell me that sellers these days are in a big hurry. For one reason or another, sellers are saying, "sell my home quickly" and they simply cannot wait things to progress gradually. A large number of sellers just have to move, so they need to sell their homes ASAP.
That attitude is a challenge for real estate agents across the country, no matter what area or what neighborhood you might select. For one thing, there are more houses on the market than ever before, and it seems as though that number is growing larger each day. In order to stand out from the other homes on the market, and I find myself in this situation quit often since I buy and sell houses for a living, I have a plan when I need to sell my home quickly. I have a plan of action that helps me accomplish my goal.
One thing I do is get out a piece of paper and list the steps I need to take to get a home ready for sale, which may include doing some cleaning up and fixing up, and it may include hiring people to help me. Next on the list are things I do when the home is prepared for a showing. Yes, I actually have showings so that neighbors can see the house and of course I run classified ads in the newspaper and online announcing the time and address. Even if the neighboring homeowners have no interest in purchasing my home they may have friends or relatives who will be interested.
Everyone has other people they can tell about my home for sale, and I assume that people living in my neighborhood are the best candidates to know other people might want to live there, too. I may or may not decide to list my home with a real estate agent, it depends on how busy I am with other properties, but if I list it on the multiple listing service in the local area I make sure that the form I sign gives me the right to sell my home myself.
That is not a well-known option, and most agents will not bring up the subject because they want to earn a commission under any circumstances. That is reasonable, but because I am a real estate investor I often find buyer s for my homes myself. If you are prepared to provide the forms and know the procedure necessary to close a sale transaction in your area, then that is also an option for you. If not, then making sure your home is ready for showing and hiring an agent to do that job for you is the best plan.
