Staging and prepping are optional, but it should be one of your steps if you want to sell a house quickly.

Become a house seller instead of a home owner.

Owning a house is quite a bit different from selling a house. The fun colors your kids have painted the rooms are great for you and your family but chances are it is not what is going to attract the most buyers. You will have to emotionally distance yourself from the house and just think of it as something that you are trying to sell and nothing more. This will make staging the house easier and make your overall marketing efforts much more effective. The steps to selling a house can take longer, and cost more, then people think and can often be much more complicated then some would like. Make sure that you are mentally prepared for the sales process as well as the ups and downs that will accompany it. Get ready to hand over all of the keys and do your best to find all of the manuals and warranties for the appliances in the home. Being ready both mentally and emotionally will enhance your chance to sell the house as well as navigate through the process with as minimal effort as possible.

Clean and declutter your home.

The kitchen and bathroom are the two most important rooms to keep clean because dirty dishes and a dirty shower will almost ensure that the buyer thinks of your house as dirty and crosses it off of the short list of homes.

Update The House

You might want to think about going to a few open houses or speak to an an agent about some contemporary looks for the house. You can sometimes change the entire look of a house by just updating a window or painting a room a bright, neutral color. If you have an older home you might want to think about changing the fixtures which can make the space look new without having to totally remodel everything.

The last thing is you want to make sure that you do not forget the outside of your house. The idea of good curb appeal is very important and something that is considered its own part of the staging process. The first impression is very important so make sure that your front yard and entrance way is looking good and ready to be shown to buyers.
