Finding a buyer when I need to sell a home quick is usually a process of talking to the right person at the right time. I mean, I talk to a lot of people on the phone everyday, and I usually learn something that helps me find a buyer when I want to sell, and also find sellers when I want to purchase more property.
Now, you may be wondering just exactly who I talk to in order to get the right information at the right time. Well, the truth is, there's an art to it. Before I start making phone calls I think about who might have the information I need. Professionally, I meet with other investors regularly and I call them to talk about our various business dealings together. Sometimes other investors have information I need, and very often I have information they need, too. Other investors tell me about homes they have chosen not to buy and various buyers they've met. Once in a while the buyers that didn't work out for one of their homes for sale work out for me. We all understand that having the right information at the right time is how it works.
So, if you're not a real estate investor with an address book full of other investors to call, how to you go about finding these people? I'll give you a great tip about that right now. You can locate real estate investors simply by driving around your neighborhood, as far from your home as you have time to investigate, and copying down the contact information on For Rent signs you see. Real estate investors usually own those homes for rent, or they have management companies renting the homes on their behalf. One way or the other you'll find out if anyone might be interested in another home in the area.
And here's another tip along the same line - check your county records for the names and addresses of homeowners in your neighborhood. When you find an owner who lives in another state, we call that an "absentee owner," then copy down that information so you can use it to contact them about buying your home. This may seem a little tedious at first, but you are developing a list that will be very valuable to you, and possibly to others. Think about it, you could actually sell that list to a real estate agent in your area, or perhaps trade it to an agent to help you with some of the tasks involved in selling your own home.
One thing is for certain, you have to put on your thinking cap and get creative when you want to sell a home quick. You have to think about buyers who might want to buy your home and set about to find them.
