Throughout history there have been better times than others to sell a house. Baby boomers in America didn't experience the Great Depression of the 1930s, but our parents did, and some of us heard lots of stories that have helped us grow and make better decisions in our financial lives, even though we grew up in a prosperous US economy.

What we learned growing up is helping us to cope with the economic circumstances we're all facing today. I don't mind saying that in the days before explosion of electronic and digital gadgets, people didn't have to own so many things. Before the TV and the computer we didn't have so many choices and, frankly, we didn't care. We were happy with what we had.

But now it's common for a home to have two cars in the garage, at least two TVs, several computers, cell phones and tablets. I know a couple who sit at their own desks working on their own computers every evening, chatting from one room to the next about what they just watched online. Yes, they met online, too!

My point is that people are spending time online, lots of time trying to sell a home. And that is where they are looking for their new home. If you want to sell a home today then you have to make sure that your home shows up online so that your prospective buyers find it right when and where they are looking for it. Imagine for a moment that you could position photos of your home on one of those annoying pop-up ads we all hate. Would that be the best place for a potential buyer to see your home? No, it would not.

Buyers are looking on craigslist and other online classifieds, even when they are also working with real estate agents. They are spending lots of time online on their own, so that's where they need to find your home, right where they are searching. The most powerful tool you have when you want to sell a home is your own personal computer. Use it and you will find a buyer. Waiting for your agent to find you a buyer is not necessarily a good idea. You have to be proactive and get your ads out there yourself. An agent will come in handy when it's time to negotiate the sale and move the transaction through the closing process. That's where you agent really earns his or her commission. If you are willing to put in effort finding your buyer you will be farther down the line when you want to sell a home.
