So, How DO You Find Motivated Sellers?

What is a motivated seller?

You probably already know that a motivated seller is someone who has a very strong need or desire to sell his or her property and nothing else but selling will work for this individual. If you’re chasing a seller who has no motivation to sell you are wasting your time.

If you have a truly motivated seller you will have the most success if you can help them and provide a solution that meets their needs. Don’t forget motivated sellers are also very emotional and you will need to keep this in mind when dealing with them. Treat them with respect and empathy and you will gain their trust and their business.

11 Common Reasons That Motivate Seller

1. Seller may have problems within the family such as a death, divorce, illness. 2. Seller is a “ For Sale by Owner” 3. Owners have lost their jobs or are about to lose their jobs. 4. The property was inherited and they want nothing to do with it. 5. House for Rent or Lease Option ads. 6. Owners live out of town-absentee landlords. 7. Owners have moved or changed employer. Usually means two house payments. 8. Owners are ill, in poor health, elderly, retired or disabled. 9. Their investment plans have changed. 10. Code violations the Owner cannot or is unwilling to correct 11. Owner can no longer afford the property due to other expenses

So, how do you find these motivated sellers? Well traditionally, you have three options...

1) Go looking yourself. This is the most time consuming of the three choices, but it is a good way to find your first few deals – so you know how long the process can take, and just what is involved.

2) Buy a contract from a Bird-Dog. Not as time consuming, of course, but it can get expensive! $20,000 on top of the purchase price to avoid doing the work yourself is too much in my book.

3) Advertise that you buy homes in the area. Well, this has a mild case of all the drawbacks… Its time consuming, expensive, and on top of all that it gives your company a bad reputation. Ask around – ask your next lead what they think of companies who advertise that they’ll buy their home. Your most likely response will involve the word “scam” or “rip-off”. Some still choose this route, though I’m not sure why…

So what are you supposed to do? Save some money, but not have the time to spend it? Or save some time, and not have the money to do anything with it?
