A Guide to the Pitfalls of Home Building
Are you thinking of building your first home? Maybe you're looking to build an investment property for long-term return goals? Whatever your reasons for building there is one thing that all new home builders have in common; they want quality design and superior craftsmanship at competitive prices. If you want to avoid some of the pitfalls associated with building a home, whether for your family or as an investment then read on.
What to look out for when thinking about building your home
The range of choice when it comes to builders is truly staggering, so what should you be on the lookout for? Here is a list of things to look for when choosing your builder;
Does your builder offer a true collaboration? The best builders will be committed to building the house of your dreams, not just another stock standard design that they have used a hundred times in the past. Is your builder willing to sit down and go through every aspect of the build combining their experience and expertise with your vision? If so then you are on the right track.
Does your builder offer a complete service? Your builder should be happy to help you out with every aspect of the build including; architectural plans, engineer's drawings, surveyor's plans, town planner's recommendations, and council requirements and approvals.
Experience. Experience is good for a number of reasons, not only does it mean that you can see some of the buildings they have constructed in a real setting, it also means that you can be sure that they have been doing something right. Word of mouth is useful from friends and family but if you want to go with a different builder based on reputation, check out what they have done in the past, if they are legitimate they will relish the chance to show off their previous works.
References. On top of inspecting the homes your builder has built previously you should ask them for at least three referees, this will give you the confidence that they are not selling you a line and you can get bona fide information from previous clients.
Expertise. This is of course a must and will be evident when you inspect the quality of their previous buildings.
Locally owned and operated. Family businesses are the best choice, they will focus all of their energy into your project and locally based companies will have a better idea of what will work for your home's location.
So there you have it, armed with these points in mind you will be able to successfully navigate through the pitfalls of choosing your builder.
