I've been buying and selling land for over a decade now and people are always asking about the best way to achieve a fast sale AND a big profit. You may have heard you can only have one or the other, but I don't think that's true. Here are three essential tips for getting the most money out of your sale in the least amount of time.
Small Improvements Get Big Results.
If you were selling a house or a car, you wouldn't think of showing it without first cleaning it, would you? Just because you're selling something that's "natural" doesn't mean there's nothing you can do to make sure it's being presented in its most attractive state. Clean up or burn any piles of debris or refuse (especially if it's man-made junk) and find good vantage points to shoot clear digital photos. I can't stress enough how important it is that you take good-quality images that actually give prospective buyers a true sense of the property. Since most land sales happen online these days, many times a buyer will be purchasing their property site-unseen; they MUST be able to have the sense that they know what they're getting. Otherwise, they're going to buy someone else's property - not yours.
Advertise In The Right Places
Listing your property can cost you money so you'll want to be wise about where to post. It's still free to post real estate listings on Craigslist, and though some investors have sworn off eBay, if you know the strategies for marketing your property online, both these sites can offer huge rewards and help you find buyers fast. Offer owner-financing
There's lots of competition out there for property sellers and right now most buyers seem to think it's their market. Everybody's looking for a "deal." In this kind of climate, you might want to consider offering owner financing (also called seller financing) as a way to widen your net and attract potential buyers who might not otherwise qualify.
