Having a hard time selling your land? How about having a hard time buying land from people who don’t want to let go? In today’s economy it can be rough…and tough-but it doesn’t have to be!
Let’s talk about a very popular method…..The postcard.
The postcard direct mail campaign is a popular method people use to sell to landowners. Let’s face it-many people use this method, but it might not always be the best. What I’m trying to say is direct contact is probably going to be your most successful method for buying from landowners. You will get the furthest with these people simply by calling them up, or simply knocking on the door and telling them what you want. And you don’t have to have a scheme, or a catch phrase. Tell them you simply are interested in purchasing land in their area, and are they interested in selling? This is where your personal skills come into play. You don’t have a gimmick to obtain what you want. You’ve made it pretty clear.
You like the area. And you like purchasing land, and you have the means to do so. So essentially, it is as simple as asking them if they are interested in selling. Just because the “for sale” sign is not posted, or the property is not in foreclosure does not mean someone isn’t interested.
This could take some work on your part. Most people are worried about how much money they will spend on their marketing materials, but they really need to take a look at what they are willing to spend on themselves for marketing. Are they willing to be real and get out to meet the “real” people? Not just look at a listing and see if it falls into their budget, but also see if they can go out and find the people with the property they want. It’s not hard. If you are thinking it is hard to track these people down then think again. It isn’t. Most of the people are living on the land. Check public records. You can check the tax records and you can even check the phone books. This is not rocket science. So when you are feeling overwhelmed, remember: Your marketing practices do not have to be so complex. It’s just a phone call or a knock on the door away!
