Should You Do Repairs Before Selling Your Home?
If you have used a real estate agent to buy or sell a home in the past and that is the only selling system that's familiar to you, there's another method you might want to consider. Assuming you have enough equity in your home, meaning you have no outstanding mortgage on it or perhaps a very small mortgage balance, you might want to think about selling a home AS IS. It is one way to free yourself from the responsibility of home ownership, repairs, maintenance, taxes and insurance. Of course that means you have to find a buyer who is prepared to pay cash for your home and also make all needed repairs.
I have quite a bit of expertise in this area, since I have been a real estate investor for over 30 years. I am a person who buys homes in order to rent them to tenants or re-sell them to other homeowners, and I have a lot of experience dealing with sellers who are considering selling a home AS IS.
What I've learned about the process is this - you have to make a list of your real priorities and then make a decision about the best way for you to sell your home. If you want a fast sale with the least amount of hassle and zero responsibility for making needed repairs, then calling a real estate investor may work well for you. Your alternative is fixing up your home and waiting for your perfect buyer to show up to pay a market price, and waiting for that buyer to get loan approval (not as easy as it used to be) so that your sale transaction can close. It is time-consuming and risky these days. Many times I've seen a sale fall apart on the day of closing. Banks and other mortgage lenders get cold feet and simply refuse to make your buyers a loan to buy your home. That is not a day that any seller welcomes. It is, quite frankly, a nightmare.
So, if your top priority is selling your home for the highest possible price and you are willing to take a risk on the multiple listing service producing a buyer for you, then by all means go ahead and list your home with a real estate agent.
If your top priority is selling a home AS IS and getting on with your life, then I suggest you call a real estate investor to get an offer on your home ASAP. You have nothing to lose by trying my suggestion!
