Sell My Home: My Technique For Using the Local Assessors Office To Promote My House

by Leo Kingston

When I am thinking about how to sell my home the first thing I do is go to my county assessor's website online. Maybe that surprises you… Keep reading and I'll explain what a trip to the assessor's office has to do with selling my home.

You will find that the county assessor has an office full of information about real estate and it's public information you can access for your own purposes. All the sale and tax evaluation data in your county is available to help you make decisions when you sell your home. You can get the name and address of every homeowner and the taxable value on every home as of the most recent assessment. While an assessed valuation is not necessarily the same as a market value, especially if the home has not been on the market for many years, you still need to know about it.

Each county has its own system to organize public information and some of them still have rather outdated systems, meaning you have to go into the assessor's office. But, fortunately, the majority of counties in the country provide public information online now, so you can search county assessor's records from your dining room table if you desire. You can search any county in the country from your dining room if you're interested, which facilitates the process of buying homes in any area as an investment.

So, back to my explanation, I research the county assessor's information and locate the page for my own home, and scroll down until I find a code number designating a specific area or region. The regions may be sections of a city, or in the county itself, depending on the population. If you don't find a number, call your assessor's office and ask them to help you. There will be a grid system of some kind for appraisers, lenders and anyone else who is interested to make comparisons between properties in the same grid area. Homes in the same area are used as comparable properties for appraisals, which is a logical way to do it.

When I get the list of all the homeowners in my particular area it will include each property address and links to more information. Doing this, I can research contact information in order to get in touch with homeowners in my neighborhood. Whether I decide to mail them a postcard, call or or stop by and talk to them, I have a way to get in touch when I want to sell my home. The county assessor's office is a goldmine of information!
