The first phase being the Preconstruction Phase. During this phase, Ross Builders provides preliminary evaluations of the program and Project budget requirements. With your architect, the preparation of the preliminary estimates of probable construction costs is completed. We will then review alternative materials and systems and provide cost evaluations. We will continue to review designs during their development and advise on improvements, material selections, building systems, and equipment and methods. We will recommend relative feasibility of construction methods. You will be provided with a Project Schedule that coordinates all the services and construction milestones for the complete project. We develop bidder's interest in the project and assure that there is competition for each bid package.During the second phase, you will be provided with administrative, management, and related services as required to coordinate the work of the contractors with each other.We will provide an on-site construction superintendent as well as update the Project schedule so that all the work is coordinated and the schedule is met. Cost accounting records will be maintained on authorized work performed.A principal benefit of the construction management approach is that it lends itself to "fast track" or phased construction - which can often result in major time savings. The essence of fast track is simple and logically appealing: rather than waiting until an entire building is designed before beginning construction, one can contract out portions of a project and start work as soon as those portions have been designed and approved.
