5 Helpful Suggestions For Selling Your Home
There is some basic information you'll need to have on hand when you want to sell a house quick. Keeping a notebook handy with all this information can save you a lot of hassle during the process of showing and selling your home. Whether you decide to sell your home yourself or list it with a real estate agent, you'll have everything at your fingertips when you, your agent and your buyers need it.
I've bought and sold quite a few houses over the years, since I've been an investor in the Oklahoma City area, and now in Florida as well. The same list I'm going to provide you in this article applies wherever you may be living, although there may also be additional items in your county and state. Get a three-ring binder and place in it the following documents and copies of documents:
1. Photocopy of your deed or other document from your original purchase transaction. This is for the purpose of having the correct legal description, something that's very important for all your new sale documents.
2. An original or copy of your mortgage payment stub or bill, whatever you receive each month that includes the name, street address, email address, fax and phone number of your mortgage lender. This is for the purpose of obtaining an accurate mortgage pay-off amount for the exact date of closing when you sell your home. This is especially important when you want to sell a home quick. Normally the lender will be faxing you your pay-off statement, so you'll need a phone number for them to fax you, whether that's at your home, office or other location.
3. An original or copy of your water, electric, gas, cable and phone bills. These are for the convenience of your new buyers. They may need the utility companies' contact information and will appreciate your help with it.
4. An original or copy of your homeowner's insurance premium invoice.
5. This one takes a little more work, but it's really good information for you to have so there won't be any surprises. Go online if possible, or go in person to your county courthouse and check to make sure there are no liens on your property. Of course if you have a mortgage lien that will show up, but if you find any other liens against your property, those will have to be paid off prior to or during your closing, and that will affect the amount of your proceeds check when you sell a house.
