Replacing Outdated Fixtures Will Increase The Value Of Your House

Outdated kitchen appliances can really kill a sale, so that's why I usually replace them when I need to sell my house. I've learned that most buyers seem to like the shiny, new appliances and although the house may presently have some in perfect working order, potential buyers won't be impressed at all. So I generally remove used appliances and place them in rental units after a thorough cleaning. But when I need to sell my house I make sure there are some shiny, new appliances set in place before showing the house.

Some people may say that buyers generally want to select their own appliances so that the colors and styles and sizes suit their own needs, and that is often true. But I've found that buyers will talk about their dream appliances before buying the house, however, after closing there are so many other items to buy for their new house that the existing new appliances just seem to work out fine. It's all a matter of timing and priority, I guess.

There's an appliance dealer I work with who comes to my house and gives me a bid for replacing all the appliances when I need to sell my house. I can't say he gives me a wholesale price but it's a big discount off the retail price, that's for sure. The convenience factor saves me so much time and his discount is significant, so unless you like actually loading your pickup with a good deal you found at Lowe's or Home Depot consider calling an independent appliance dealer to give you a bid. Remember to make sure the bid includes removal of the old appliances and installation of the new ones. Be prepared to be pleasantly surprised at the bid because small appliance dealers need your business and they are very willing to do what's necessary to get you as their customer.

When I need to sell my house one of the first calls I make is to get a bid on new appliances. Before I show the house I make sure the new appliances are set in place and hooked up so prospective buyers can try them out. They will turn on the water and move the thermostat to test the heat and air conditioning, so be prepared for them to try out the appliances, too. It's just a natural human characteristic to be curious and try before you buy.
