Tips for Selling Your Home Quickly In Any Market
Doing some remodeling to sell a house fast? I've met a lot of homeowners, some are real estate investors and some are simply preparing their own homes for sale, and they seem to think that they have to make all the improvements they never got around to making for themselves before they can sell a house to somebody else. That's a little strange when you stop and think about it… But it's also pretty common. More often than not I see people cleaning up and fixing up prior to showing their house for sale.
So, what repairs actually make a difference when you're in a hurry and want to sell a house fast? Well, this might surprise you, but the kitchen and the bathroom are the best places to start. There have been a lot of studies done on this subject, and although I never conducted a scientific study of my own, I've certainly noticed the difference in selling my own houses. A freshly remodeled bathroom can really help sell a house fast!
Living rooms, dining rooms and bedrooms are mostly just four walls with a floor and a ceiling. Oh, they might be a little more elaborate, but rarely are you dealing with plumbing and ventilation issues like you have to consider with kitchens and bathrooms. Kitchens and bathrooms are heavily used rooms, so they are subject to more wear and tear. And, they have more complex systems to maintain, such as plumbing, grounded electrical outlets and air vents to move air for moisture and odor control. Kitchens and bathrooms take more attention to design, and capture more attention on the part of homebuyers who are shopping for a new place to live.
That's why time and money spent improving kitchens and bathrooms will usually capture more attention and bring a higher sales price than improvements made to other rooms of the house. Naturally, there are exceptions to my last statement. Adding a 3-season porch off the living, dining or master bedroom is a sure-fire attention-getter that adds value, as long as it's high-quality construction and ties in with the floor plan of the house. And adding a garage can add tremendous value as well. Those are just two examples of improvements that don't involve either the kitchen or the bathroom.
So, direct your own attention to those two rooms, spend your remodeling budget on the heavy-use areas and it will probably be money well spent when you want to sell a house fast. Don't bother with changing color schemes because no matter what you do, your buyer will probably change it!
