Selling Your Home? Create the WOW factor with Home Aesthetics
When it comes to selling your home, first impressions are critical. Ninety percent of all sales begin when you open your door so cultivating a warm and inviting atmosphere invokes positive feelings in potential buyers helps you put your best foot forward. If your home shows well on the outside (curb appeal) as well as the inside, this indicates you take pride of ownership and says to prospects "who wouldn't want to live here!"
You won't get a second chance to make an impression, so be sure you put the "wow" in the wow factor by doing the following:
Outside: Clean, spray-wash, weed, edge the lawn, do paint touch-ups, replace any burnt out bulbs, brick work, concrete repairs, or driveway sealer. If you have an older home with a brick chimney, you may need to have the mortar between the bricks removed and new mortar applied. Inside: De-clutter, including closets, put away winter boots from the front hall closet, do paint touch-ups, replace builder's five and dime light fixtures (you can buy a very attractive light fixture from any of the big box stores from $20-$30 and up). Wash your windows inside and out, remove fingerprints and smudge marks from doors, door frames and walls, vacuum cobwebs from ceilings, behind drapes, venetian blinds and furniture. Replace cracked floor or ceiling tiles, fix cupboard doors that don't close properly and fix leaky faucets. Every little bit that you do to improve your home not only makes it show better but is a boost for you while you are there.
One of the biggest things that people overlook when listing a house is odour. People become used to certain smells and may not realize that there is even an odour at all! One of the most effective ways to neutralize odours is to deep clean carpets, wash bedding such as bedspreads and wash down hard surfaces such cupboard doors, countertops and even walls. A trick to make your home smell pleasing is to bake a loaf of bread or cookies just before an open house. Everyone loves the smell of fresh baking and it makes your home seem welcoming.
You want to create a demand for your home. More demand translates into more money for your home in a faster period of time, so by taking the time to spruce up and spring clean your home, you set yourself up for selling success.
