Are There Advantages To Selling Property Online?

First let me say that many of my friends are real estate brokers, and I have listed houses for sale with my personal friends and with other brokers as well. What I'm explaining in this article is not a criticism of any particular broker or all brokers as a profession, not at all. But here's the reality - when you decide to market and sell your house online you had better plan to sell it "by owner." Of the many skills a real estate broker has to offer, and I mean this sincerely, marketing a house online is not near the top of the list.

Feel free to disagree with me, but there is an interesting phenomenon that I've seen over and over, and it's one which only seems to have one logical explanation. It is the fact that postings of properties for sale by owners get more attention than postings for sale by brokers.

If you've spent time looking at real estate for sale postings on a classified site, you'll remember that that houses for sale in each geographic area are all marked as listed by "owner" or " broker." There are no alternate choices, just the two categories.

Real estate brokers are required to select "broker" when they post their listings, which I believe is the reason their listings are often overlooked. It seems that buyers who are looking for a property on classified sites generally prefer to find a house for sale by owner. As a seller, you have a real advantage over brokers when you want to sell your house online.

Over the years I've received countless calls from my classified ads listing a house for sale by owner online. As time has gone by I developed the habit of asking each caller why he or she chose to call me, which is how I discovered the phenomenon I'm describing to you in this article.

In my opinion, buyers prefer to deal with homeowners over real estate brokers because they are convinced that they will save money, whether or not this is actually the case. Brokers have to set legitimate listing prices or properties won't sell, a real problem compounded by the current market conditions. I believe that the whole issue is just a matter of public perception, but it tends to favor you, the seller, when you want to sell your house online. And this observation holds true for other online advertising websites, too.
