Florida Home Styles - The Split Plan
Most Florida homes are built as single story homes without a basement. The most prevalent house style that you will see is the single story split plan.
The central living area is the main feature of the split plan. Here you will have all the common areas of the home. The central focal section will include the family room, dining room, living room and kitchen; depending on the plan. Off of either side of the central section will be the sleeping areas. Commonly, on one side of the central focal living area will be the additional bedrooms and on the other side will be the master suite.
Hundreds of thousands of homes in Florida have been built on the 3/2 split plan with the master with a private bathroom on one side and the second and third bedroom on the other side with a shared bathroom. Many recent houses are likely to have a 3rd bathroom. A lot of houses were built in Florida from 2000 to 2005. Many of these more recently built homes were built using the old 3/2 or 3/3 split plan.
Bigger homes are still built around the split concept to separate the master suite from the other bedrooms in the residence. Most of the master suite will have a private entrance, not sharing a hallway with other rooms. Lots of homes constructed in the early 2000s incorporated two master suites with private entrances on one side of the home with the other bedrooms on the other side of the residence.
Many large developments, like Waters Edge homes in Port Orange, Florida have been built to target different price ranges. This community has a lot of 3/2 split plan homes at lower price points and larger luxury homes at the other extreme. Two story homes are common in the higher price ranges. Thousands of homes were constructed in similar developments during those years. While the architectural plans have changed to feature cathedral ceilings are other modern features, many Florida builders continue to choose the 3/2 for the homes they build.
