When Is The Best Time To Sell Your House?

When someone approaches me and says, "Leo, please tell me how to sell my house", I take a deep breath and hesitate a moment because there's one big thing that is usually a problem. I mean it's a problem with nearly everyone who decides to sell a house. And the problem is not the economy or the money market or the fact that a tornado passed through the neighborhood last month. The problem hits a lot closer to home than any tornado, and it's the most important thing a homeowner needs to understand to sell a house in any economy.

Here's what I hesitate to say, mostly because nobody really wants to hear it. Are you sure you are ready to hear it? Here goes - selling your house is your own responsibility. That's it! That is the little kernel of truth that nearly every homeowner tries to avoid if possible. They say things like, "I don't know how to sell my house and I cannot afford to pay a real estate broker, what should I do?" Does that sound familiar to you? Have you ever felt that way yourself? It's a common dilemma and it's one that is familiar to me.

When I started investing In houses to rent out and then I got a few and started re-selling them right away instead of getting renters, I had to learn how to sell a house myself. That was not the easiest thing I've ever had to learn, trust me. It takes some skill because buying a house is such a huge decision for most people and they simply do not see it clearly. I always tell people that buying a house is a lot like dating, you only see what's on the surface at first. It takes time to know a person and it takes time to know a house. So, when you're dealing with prospective home buyers you are dealing with people who are scared and trying to act calm. That is what makes them wonder if they can trust you.

Trust is the big issue when you're setting about to sell anything, but especially a house. Back when I was first learning, I figured out that earning people's trust was what I needed first before learning how to sell my house. I had to know how to get a prospective buyer to trust me before I could really get them to seriously consider buying a house from me.
