Another marketing strategy you can use to attract private lenders is to make offers to give a 30 to 60 minute educational presentation about real estate investing and private lending. The offer could be made to your local real estate investment club, networking group, or by simply advertising your presentation to attract attendees and potential prospects that will be interested it investing in your real estate deal.
Developing an Effective Educational Presentation
An effective educational presentation is one of the most important skills you should develop to sell your real estate services. In most cases, your potential private lenders will be more likely to invest in your deal if you leave a lasting impression on them. Here are some tips and strategies for making you stand out in the mind of potential private lenders.
As a general rule of thumb, if you show you know your stuff when it comes to real estate investment and private lending, the prospects attending your educational presentation will most likely be interested in working with you, even if you did not mention you were looking for private lenders.
Public speaking can be terrifying and if you come across as being terrified, it will not matter how knowledgeable you are on real estate investment and private lending, you will still look like you don't know what you are doing. Here are a few tips and strategies for creating an effective educational presentation:
Prepare Your Material Thoroughly: Although this step may seem like a "no-brainer," you would be surprised how many people fail to complete this step properly. If you are unprepared to present your knowledge on real estate investment and private lending, people will think you are not serious about your own profession and so they in turn will not take you seriously.
Prepare your material so it is organized, sequential, and easy to understand. Not only will you be doing your audience a favor, you will be serving yourself as well, because you will not be as nervous about speaking to your audience.
Speak with Confidence: People would rather listen to a dynamic speaker than a person that rambles on with a monotone voice. Convey confidence in your voice and communicate excitement about the material you are teaching. Remember that excitement can be contagious and your potential private lenders will remember you for it when it comes to future real estate deals.
Connect With Your Audience: Connecting with your audience means knowing your audience beforehand and some of the challenges they face with regard to real estate investment and private lending.
Addressing your audience in a way that makes them feel like they are part of the discussion will make them remember you for future real estate transactions. They will also return to you time and again for additional real estate advice.
Be Honest and Candid: Tell the information like it is and do not try to add a lot of "fluff" that will bore people. If you are not straightforward, people will wonder if they can trust in the information and advice you are delivering.
Also, be candid and honest when answering your prospect's questions. This will show that you are confident with what you know and your clients will remember your honesty. If you are not sure of an answer to a question, say so. The bottom line is people respect honesty and candidness, and trying to cover your answers will only get you into trouble as well as alienate your audience.
Be Yourself: Be yourself and people will be more likely to approach you for additional real estate advice and be willing to work with you on your real estate deals.
