Selling the dream of what a property 'could' be is key to a successful sale. Building a story around the property can add to the mystique, intrigue, charm and/or appeal of a property. When you are selling a property, try to sell the 'story' of the property in the advertisement description. If you are able to create an image of paradise in an advertisement, you will have much more response from prospective buyers than if you have a stale, dry description of the property.

The power of language is amazing, and you have the ability to evoke positive emotions in your prospective buyers. As an example, take a look at the two descriptions below:

2.5 acres of undeveloped land for sale. Call 555-5555.

or

2.5 acres of stunning wooded land overlooking a stunning valley. Enjoy sunsets on the terrace of your dream home and quiet nights under the stars. Building pad has already been poured and ready for your newly designed home. Call 555-5555 to enjoy a viewing of the property.

It is clear which property description is more appealing to one's emotions!

If there is a structure already on the land, make sure to include a photograph in your advertisement. If there is no structure, you can try to include photos of friendly wildlife typical in the area of the land or any nearby lakes. You can either use stock photographs from Websites like istockphoto.com, or you can take your own photographs if you have permission.

Along with your description of the property, include a description of the town or neighborhood where the property exists, highlighting various amenities and the positive aspects of the community to entice prospective buyers. If the property is lacking in aesthetics, you can still sell the surroundings.

Lastly, after including a more detailed description of the property, be sure to include high-quality photos of the property. If you are going to take your own photographs, don't forget to use a good camera! Use lighting to your advantage and keep in mind that buyers will be more impressed with better looking photographs. Remember, you are not selling what 'is'. Rather, you are selling the dream of what 'could' be. Sell the charm, sell the romance, sell the excitement - if you are able to convince a buyer emotionally, you are once big step closer to closing the sale!
