Why Invest in Property?

by Anthony Seruga and Yolly Bishop

You may have been advised at one point or another that property investment is the way to go. However, you might not know why you should invest in property. Sensibly investing in property, whether it's residential or commercial, is a relatively safe way to build your assets. Property is usually a lot less volatile than stock shares, and many people think of it as a safe haven when other types of assets are going down in value.

The first investment many people make is buying a home. However, that's not the only first property choice you can make. You can buy a small apartment building to rent out, allowing you to get funds to eventually buy a house. This prevents you from having to buy small and trade up. Depending on the factors involved, you can even get some great tax advantages as a result of your commercial property investment.

You can earn equity, take advantage of possible tax benefits, and even profit considerably from the sale of your commercial property in the end. Just remember that property prices can go down, as well as going up. That makes it important to sell at the right time. Tenants in both residential and commercial properties can be hard to find, especially good ones who'll take care of your investment and pay their rents on time.

If you're planning to buy property as an investment and sell it shortly afterward, there are some things to pay attention to, as well. Check out the current property sales market, as well as the cost of any renovations or upkeep you'll need to get your investment ready for sale. Make sure that holding onto the property a little longer is possible, in case a sale doesn't happen as quickly as you'd like.

It's important for investors to stay aware of the interest rate environment. Higher rates can affect your return, and the market for your commercial property if you decide to sell. Make sure that the return you'll be getting from a given property will be as good or better as the one you may have gotten from another investment type.

Sensible property investments are very attractive. This less volatile market is a good way to generate growth of capital, as well as produce rental income, and get some tax breaks, too. Just remember to invest with care, since there are no guarantees. Prices go up and down, just as with any other kind of investment. However, done right, commercial or residential property investment can be the way you make your assets grow!
