Real estate is one of those fields where everyone has an opinion. It may be hard to decipher through all the advice and information that well-intended friends and family tries to give you. Here are some quick ways you can prep your house to sell that won't cost you much.

For most their house is their single largest investment. Because of this the sale of your house is not something you should leave up to an agent regardless of how good they might be. When you bought the property, chances are you didn't let someone else pick out the house for you and likewise when you sell. You should not let someone do everything for you. It is still important to have people around that can help you with some of the things that you might not be familiar with like marketing or staging when it comes to the home sale. You can however be involved in the process and make sure that everything is doing what they are supposed to do and most of the time the professional involved will be happy to let you take part in the sale. With some hard work and smart time management you can sell your home yourself.

1. Make sure your house is clean, clean, clean. This is the most important, and most inexpensive, thing that you can do to get the house ready. Don't just straighten up you need to actually do a top to bottom cleaning on the whole house. After you are done have someone come by that will tell you exactly what they think of your house. If you have pets, are a smoker, or if your house smells for any reason at all you want to make sure that you get it smelling clean and fresh for when the potential buyers come to look at it. Don't get confused between staging and cleaning. You don't have to go out and buy new furniture just make sure the house is cleaned properly. You want buyers to be able to imagine themselves in the house and if it stinks they won't be able to do that. Also many buyers are allergic to things like dust, dander, and sometimes smoke so by eliminating those types of smells you open your home up to more buyers. You might also want to make sure you clean up extra special around nice features of the home like a big beautiful bay window in your kitchen.

2. Stage your furniture. You don't have to go out and buy new furniture and accessories. Just use the pieces you do have to create a welcoming space. This may mean moving the furniture around to create the focal point as the fireplace rather than the television. You may also want to remove some of the clutter around the bay window so the buyers can see the beauty of that window and the view it provides.

3. Take you out of the house. What this means is take out any personal items such as family photos which can make it harder for the buyer to imagine themselves in the home. You want the buyer to look at the home and be able to see themselves and their stuff in there and not your stuff so it is best to just remove your personal items. If your stuff is all over the place the person looking at the house will feel like they are not welcomed in the home. So make sure you take you out of the house.

Just these three simple and inexpensive things can help you have a successful home sale. It does not guarantee that your house is going to sell but it does get you moving in the right direction. Think about when you bought the house and all of the little steps you took to prepare for buying the home. You want to take steps now to sell the home and do not just count on the agent and their abilities to sell the home make sure you are actively involved in the process of selling your home.

Be proactive when it comes to the sale of your house. You can't leave anything to chance when you sell your home yourself. After all, it is a large investment and you can help control the outcome.
