What Does Your Insurance Cover During a Basement Flood Caused By a Thunderstorm

by Don Marks

When it comes to our home, we usually try to make certain that everything is protected, unfortunately, there are some issues that could be beyond our control, like natural disasters. One of the major concerns when it comes to natural disasters is a flood and because of this, homeowners will choose the smart route and secure a flood insurance policy, just in case. The problem with flood insurance coverage is that you need to know what to look for and what your policy covers. As a homeowner you will want to make certain that your policy covers important areas of natural disasters;

1)-like flooding that comes without warning,

2)-A Hurricane that leaves its share of water behind,

3)-High waters due to storm surge.

Insurance shopping will find that although a variety of insurance companies offer flood insurance, their policy value will not change, if only for the fact that these numbers are regulated by the National Flood insurance Program. You might not think that you can purchase flood insurance if you live in a flood zone, but you would be wrong. Because there are elements in the basement that are necessary for the strength and well being of your home, flood insurance will generally cover issues that are affected by floods in that area, like your water heater, or the electrical circuits that protect the continuity of your home and even a furnace, should you have one in the basement.

As with every insurance policy, restrictions apply when it comes to what is and isn't covered by your flood insurance policy. Before you secure your policy you should be aware that certain elements of the foundation of your home will be covered under the property aspect of your flood insurance policy.

1)-An unmovable bookcase or cabinet is covered, movable furniture is not,

2)-Central air will be covered, window units may not be,

3)-Plumbing and electrical fixtures will be covered, a portable generator will not.

Some homeowners are under the common misconception that because they don't live near a river or on a beach front property, they are not in danger of being flooded out. The truth of the matter is that your home can be flooded almost anywhere that there is some level of rainfall, especially if the runoff is less than adequate. It is important to purchase policies for both contents and the building itself, which will ensure that all your bases are covered. And finally, in almost every instance where flooding occurs there will be restrictions to what is covered if a basement exists, so make sure to ask your agent before accepting your policy. Most agents will advise you that there is no flood insurance coverage for your basement, at which time they will refer you to the National Flood Insurance Program, which will in turn cover areas that are required for the homeowner to return to a home that is livable.
