Becoming a Homeowner!
Getting a house is a huge time in your life, even for those of us who have bought more than one … But for first time homeowners, there are many things that go along with a house that we never take under consideration until they break or cost us scads of money.
You really do need a maintenance plan for your home, just like you need one for your car - although with a house it is more time consuming AND more costly if you let these maintenance items go.
Routine maintenance inspections of your home will decrease your repair costs, and will help you maintain the value of your home. Put these on a calendar and make sure you take care of them as they come up. Trust me, you'll be sorry if you don't!
HVAC systems are probably one of the most expensive things in your house. First UP: Annual maintenance of heat and air conditioning by qualified technicians. This should include cleaning and a check to make sure it is in proper operating order. The air conditioning should involve pressure testing for leaks or the need for more freon. Vent filters in the return of the air conditioning unit will cut down on trash, dust, pet hair being pulled into your system. I've even taped cheesecloth over my returns to keep down dog hair in the system and it is appalling how dirty the cheesecloth gets in a matter of months. It is cheap and easy to replace.
Garage Doors aren't really even thought of as appliances, but they are and the are probably the most dangerous thing in your house.
You should make sure your cables are not worn, and the stop works when the door lowers and touches an object.
Clothes Washer and Dryer The National Fire Protection Association reports that dryer vent hoses are a major source of home fires and present a significant safety hazard if not maintained properly. The lint filter should be kept clean and the dryer must vent to the outside. Clothes dryers should never vent to the interior of your home as the warm moist air contributes to mold growth. Plastic hoses must be replaced as they burn. Dryer vent hoses should be cleaned at least once a year. Vent connections that are becoming detached or have holes should be repaired or replaced.
